What makes these homes different

The typical North Orange County resale is a single-story slab-on-grade house from the 1950s, 60s or 70s. The supply lines may be original galvanized, copper, or a partial repipe; the sewer lateral is often clay or cast iron; and the yard may have trees older than the house. None of that is a reason to walk away, but each one is worth understanding before you set your budget.

Inspection checklist

  • Order a sewer lateral camera inspection and get the video
  • Identify supply pipe material at the water heater, hose bibs and under sinks
  • Run several fixtures together and watch pressure
  • Check for brown water after the house has sat unused
  • Read the meter with everything off to check for hidden leaks
  • Note the water heater's age, seismic strapping, venting and relief valve drain
  • Look for warm floor spots and stains that suggest past slab leaks
  • Ask the seller for records of repipes, slab leak repairs or sewer work
  • Ask whether permits were pulled for any past plumbing work; check with the city
  • Look at gas appliance connectors and the age of the gas piping

Questions for the seller

  1. Has the main sewer line ever backed up?
  2. Has the house been repiped, fully or partly?
  3. Have there been slab leaks, and how were they fixed?
  4. When was the water heater installed?

Common questions

Is a sewer camera inspection worth it for a newer house?

It is most valuable for older homes with clay or cast-iron laterals, but any house with mature trees or a history of backups benefits.

Can I tell pipe material myself?

Often. Galvanized is dull gray with threaded fittings; copper is reddish-brown with soldered joints; PEX is colored plastic tubing.

Should I ask for repairs or a credit?

That is a negotiation question for you and your agent; written plumbing quotes give you numbers to work with.
