Minute by minute
These are your moves, not a promise of how fast anyone can arrive.
- Right away
- Close the main water shutoff. If the break is on a fixture supply line, its own angle stop under the sink or behind the toilet may be enough.
- Next
- If water is near outlets, cords, the electrical panel or appliances, switch off those circuits only if you can reach the panel while standing somewhere dry. If not, stay away and call 911.
- Then
- Open a low faucet to drain the lines, move furniture and electronics out of the water, and lay towels to slow the spread into other rooms.
- Before cleanup
- Photograph and video the break, the water, the ceiling or wall, and anything damaged. Keep the broken fitting or pipe section if it comes loose.
- Afterward
- Call a licensed plumber, and call your insurer if there is significant damage. Ask the insurer whether they want a water mitigation company to dry the house.
Why pipes burst in a mild climate
Freezing is rare in North Orange County, so most bursts here have other causes. Galvanized steel supply lines in older homes rust from the inside until a wall gives way. Copper lines develop pinholes from decades of hard water and high velocity. Braided supply hoses to toilets, faucets and washing machines fail at the crimp. And high street pressure without a working regulator stresses every joint in the house.
That matters because a single repair may not end the problem. If one section of a 60-year-old galvanized system has failed, the rest is the same age. A good plumber fixes the break and then tells you honestly what the rest of the pipe looks like.
Where the break is changes the repair
| Break location | Typical repair | What can make it bigger |
|---|---|---|
| Fixture supply hose | Replace the hose and often the angle stop | Water damage to the cabinet or floor |
| Pipe inside a wall or ceiling | Open drywall, cut out the damaged section, splice in new pipe | Several leaks in the same run, mold behind the wall |
| Pipe under the slab | Spot repair through the floor or reroute the line overhead | Flooring that must be lifted, multiple slab leaks |
| Line in the yard between meter and house | Repair or replace the water service line | Tree roots, depth, hardscape over the line |
| Water heater connections | Replace connectors, valve or the heater | A leaking tank body cannot be repaired |
What drives the cost of a burst-pipe repair
- Access
- Exposed pipe in a garage is simpler than pipe in a finished wall, ceiling or slab.
- Pipe material
- Splicing into old galvanized often means replacing more than the broken piece.
- Timing
- Many companies charge differently for nights and weekends; ask before they come out.
- Damage
- Drying, drywall and flooring repair are separate from the plumbing itself.
- Permits
- Larger repipes and service line replacement may need a permit; check with the city.
Questions to ask the plumber
- What caused this break, and is the rest of this pipe in similar shape?
- Is this a spot repair or should we plan for more?
- Will you check the house water pressure and the regulator?
- Can I have the price in writing before you open the wall?
- What is your CSLB license number?
Common questions
Can I turn the water back on after closing the main?
Only once the broken section is isolated or repaired. If the break is on a fixture line with its own stop valve, you can close that stop and restore water to the rest of the house.
Should I call the insurance company or the plumber first?
Stop the water first, then call a plumber to stop the source. Contact your insurer as soon as practical, and document everything before cleanup.
Is a burst pipe a sign I need a repipe?
Not always. One failed hose is just a hose. Repeated leaks in old galvanized or thin copper lines are the pattern that usually leads to a repipe discussion.
