Why plumbing deserves its own look

Many La Palma houses date from the 1960s and 70s. By now, some have been fully repiped and some still have original galvanized supply lines, original water heater connections and the original clay or cast-iron sewer lateral. Two houses on the same street can be very different underneath.

The most expensive plumbing problems, such as a failing lateral or slab leaks, are hidden. A focused plumbing review during your contingency period helps you understand what you are buying.

Walk-through checklist

  • Identify the supply pipe material at the main, under sinks and at the water heater.
  • Ask the seller whether the house has been repiped and for any records.
  • Check the water heater's age, strapping, venting and relief valve line.
  • Run every faucet and shower and watch for weak pressure or rusty water.
  • Flush every toilet and check for rocking or water at the base.
  • Look under every sink for stains or warped cabinet floors.
  • Check for warm spots on floors and listen for running water.
  • Find the main shutoff and confirm it works.
  • Locate the sewer cleanout.

Questions for the seller

  1. Has the house been repiped? When, and with what material?
  2. Have there been any slab leaks or reroutes?
  3. Has the sewer lateral been cleaned, lined or replaced?
  4. How old is the water heater, and was it installed with a permit?
  5. Are there any known drainage or backup problems?

What drives future plumbing costs

Supply lines
Original galvanized pipe usually means repiping at some point.
Sewer lateral
Condition of the lateral is a major, hidden variable.
Trees
Large trees near the lateral increase the chance of root intrusion.
Water heater
An older tank is likely to need replacement soon.

Common questions

Is a sewer camera inspection worth it when buying?

For older homes many buyers consider it essential, since lateral problems are invisible and can be costly.

Can a general inspector check plumbing?

General inspectors look at visible plumbing. A plumber can go further with camera, pressure and leak tests.

What if the house still has galvanized pipe?

Factor repiping into your plans. A plumber can assess how urgent it is.
