Reading a house by its age

Most of the residential blocks around the high school were built during La Palma's main growth decades. If your home dates from that time, its plumbing was designed for the materials and codes of the day: copper or galvanized supply lines, cast-iron drains and a clay or cast-iron lateral to the street.

None of that means something is wrong. It means the parts most likely to need attention first are predictable, and you can check them before they fail.

A first-weekend check for new owners

  1. Find the main shutoff

Locate it and confirm it turns.

  2. Run a meter test

Check for hidden leaks with everything off.

  3. Inspect the water heater

Check straps, relief valve line and venting.

  4. Run every fixture

Note weak pressure, slow drains or rusty water.

  5. Find the cleanout

Locate the sewer cleanout in the yard so it is accessible if needed.

Questions to ask

  1. Which parts of my plumbing are likely original?
  2. Would a sewer camera inspection be worthwhile given the trees on my lot?
  3. Is anything here likely to need attention in the near term?

Common questions

Is the plumbing near the school different from the rest of La Palma?

Not in any special way. Homes here follow the same era and construction patterns as much of the city.

Should I replace original copper preemptively?

Not necessarily. Copper can last a long time. Repeated pinhole leaks or slab leaks are reasons to consider repiping.

Who checks sewer lateral rules?

Contact the City of La Palma about lateral responsibility and permit requirements.
