The morning it was found
Illustrative example. Not a real job or customer.
An owner opens the garage and sees a puddle spreading from under the gas water heater toward stored boxes. There is no gas smell.
- The owner closes the cold water inlet valve on top of the tank.
- The gas control is turned to the off position according to the label.
- Boxes are moved and towels are used to keep water away from the garage contents.
- With a flashlight, the owner sees water seeping from the bottom seam of the tank, not from the fittings on top.
Because the water is coming from the tank itself, the owner expects a replacement and calls a licensed plumber.
What the plumber checks
Source
The top fittings, relief valve and drain valve are dry. The leak is from the tank body.
Existing installation
The heater has only one loose strap, the relief valve line ends too high above the floor and the gas connector is an old uncoated type.
Space and venting
The plumber confirms the vent and clearances for a similar replacement.
Written proposal
The proposal lists the new heater, the code corrections, the permit and removal of the old tank.
What the replacement included
- A new tank water heater of similar capacity.
- Two seismic straps anchored to the wall framing.
- A new temperature and pressure relief valve with a properly routed discharge line.
- A new flexible gas connector, gas shutoff and sediment trap.
- Vent reconnected with correct slope and secure joints.
- A permit and inspection arranged through the City of La Palma.
- Removal of the old tank.
Why the extras mattered
Replacing a water heater is a chance to correct installation issues that accumulated over the years. In this example, a single loose strap would not have held the tank in an earthquake, and a relief line ending far above the floor could spray scalding water if the valve opened.
The owner also asked about flushing the new tank. The plumber pointed out that with local hard water, following the manufacturer's flushing guidance helps the new heater last.
Questions the owner asked
- Should I consider a tankless unit instead?
- Does the replacement need a permit?
- How should I maintain the new heater with our water?
Common questions
Is this a real case?
No. It is an invented example to show the typical steps.
Could the tank have been repaired?
A leak from the tank body generally cannot be reliably repaired. Leaks at fittings or valves often can.
Why was the gas connector replaced?
Older uncoated connectors are commonly replaced during water heater work as a safety measure.
