Symptoms and likely causes
| What you notice | Common causes | Usually repair or replace? |
|---|---|---|
| No hot water at all (gas) | Pilot out, failed thermocouple or flame sensor, gas valve problem | Often a repair |
| Hot water runs out fast | Sediment filling the bottom of the tank, broken dip tube, thermostat setting | Often a repair or flush |
| Rumbling or popping | Scale and sediment from hard water overheating at the burner | Flush; replacement if severe |
| Water at the base, from the tank | Tank corrosion through the lining | Replace |
| Water from a fitting or valve | Loose connection, failed drain valve, relief valve discharging | Often a repair |
| Rusty water on the hot side only | Anode rod used up and tank starting to corrode | Depends on age and tank condition |
Why hard water matters here
North Orange County water is a blend of local groundwater and imported water and runs hard. Minerals settle out when water is heated and build a layer on the bottom of the tank. On gas heaters that layer makes the burner work harder and causes the rumbling many La Palma owners hear in the garage.
Flushing the tank periodically and having the anode rod checked are the two routine habits that do the most to keep a tank heater going. Neither stops the tank from eventually wearing out, but both can delay it.
If the heater is leaking
Close the cold inlet
Turn off the valve on the cold supply pipe at the top of the tank.
Shut off the energy
Set a gas heater's control to off or pilot, or switch off the breaker for an electric heater.
Protect the area
Move stored items away and direct water toward a drain if you can.
Find the source
Note whether water is coming from the top fittings, the relief valve pipe, the drain valve or the tank body. That detail helps the plumber.
What a code-compliant replacement includes
California has specific requirements for water heater installations. A replacement normally needs a permit; check with the City of La Palma.
- Seismic strapping that secures the tank to the wall against earthquakes.
- A temperature and pressure relief valve with a discharge line routed to an approved location.
- Correct venting for a gas heater, with proper clearances and slope.
- A gas shutoff and sediment trap on the gas supply.
- Expansion control where the water system requires it.
- Combustion air and clearances suitable for the garage or closet location.
What affects the cost
- Repair vs replace
- Swapping a thermocouple or valve is far less work than a new tank.
- Tank size and fuel
- Capacity and gas versus electric change the equipment involved.
- Code updates
- Older installs may need new straps, venting or relief lines to meet current code.
- Access
- A tight interior closet takes more labor than an open garage.
- Permit and haul-away
- Ask whether the permit and removal of the old tank are included.
Questions for the plumber
- Is this a repair or does the tank need replacing, and how did you decide?
- Will the new installation meet current strapping, venting and relief valve requirements?
- Will you pull the permit?
- Is a tankless unit worth considering for this house?
Common questions
How long do tank water heaters last?
It varies with water quality, maintenance and the model. Hard water shortens life. Age, rust on the hot side and leaks from the tank are signs it may be near the end.
Does my water heater need earthquake straps?
Yes. California requires water heaters to be braced or strapped against seismic movement. If yours has no straps or only one loose strap, ask a plumber to correct it.
Should I flush my water heater myself?
Many owners do, following the manufacturer's instructions. If the drain valve is old or will not close fully, it may be better to have a plumber do it.
