Why these checks matter

A water heater combines a heavy tank of hot water, a burner or high-wattage elements, and, on gas units, a flue carrying combustion gases out of the house. In earthquake country it also has to stay upright and connected when the ground shakes, which is why California requires water heaters to be braced or strapped.

Many La Mirada heaters sit in garages, where they get bumped, crowded with storage and forgotten. A quick visual check covers the things most likely to go wrong.

The walk-around

  • Two seismic straps or an approved bracing kit, tight against the tank and anchored to the wall.
  • Temperature and pressure relief valve present, with a discharge pipe running to an approved location and not capped.
  • Vent pipe on a gas heater firmly connected, sloping upward, with no gaps, rust holes or soot.
  • Flexible gas connector in good condition, with a shutoff valve within reach.
  • No storage, paint cans or gasoline near the burner.
  • No water, rust streaks or white crust at the base or fittings.
  • Burner flame, if visible, mostly blue rather than yellow.
  • Label date noted so you know the heater's age.

What you find and what to do

FindingNext step
Missing or loose strapsHave proper strapping installed.
Relief valve pipe capped, missing or drippingCall a plumber; never plug a relief valve.
Vent disconnected or soot near the topTurn the heater off and have it checked before use.
Water at the base from the tank bodyClose the cold inlet, turn the burner off, plan replacement.
Old uncoated gas connectorHave it replaced with a current connector.

Shutting a leaking heater down

  1. Close the cold inlet.Turn the valve on the cold pipe at the top of the tank clockwise until it stops.
  2. Turn off the heat source.Set the gas control to pilot or off, or switch off the breaker for an electric unit.
  3. Protect the area.Move stored items away and direct water toward a drain if you can.
  4. Call a licensed plumber.Replacement typically needs a permit; check with the city or ask the contractor.

Common questions

Do tankless heaters need straps?

Wall-mounted tankless units are secured to the wall instead. Your installer can confirm how yours is supported.

How hot should the water heater be set?

Many manufacturers and safety groups suggest around 120 degrees Fahrenheit to reduce scald risk. Check your heater's manual.

Is a little rust on the outside a problem?

Surface rust on the jacket may be cosmetic, but rust around fittings or the base often means a leak. Have it looked at.
