The morning it starts
Illustrative example. Not a real job or customer.
An owner opens the garage and finds a puddle spreading from under a gas tank water heater that has been popping and rumbling for months. There is no gas smell.
- They close the cold inlet valve at the top of the tank.
- They turn the gas control knob to off.
- They move cardboard boxes away from the water and direct it toward the driveway.
- They photograph the heater label, the base and the venting.
With the water and gas shut off, the leak stops spreading and the replacement can be planned during normal hours.
What the plumber finds
In this example the water is coming from the tank itself, not a fitting, so the heater cannot be repaired. Years of hard water left heavy sediment in the bottom, which explains the noise. The plumber also notes that the existing strapping is a single loose band and the relief valve discharge pipe stops short of an approved location.
The owner has wondered about tankless for a while, so they ask for both options in writing.
The two quotes, in scope terms
New tank heater
- Same location and existing gas line.
- New seismic strapping and relief valve discharge pipe.
- New gas connector and expansion tank.
- Permit and inspection included.
Tankless conversion
- Larger gas line from the meter after checking demand.
- New venting through the garage wall.
- Condensate drain and service valves for descaling.
- Permit and inspection included.
How the owner might decide
- IfThey need hot water back todayThenA tank replacement is usually faster to install.
- IfThey want endless hot water for a large householdThenTankless may be worth the extra gas and venting work.
- IfThey are not ready to commit to regular descalingThenA tank may suit them better given La Mirada's hard water.
What a good install should leave behind
- Proper seismic straps or wall mounting.
- Relief valve discharge routed correctly.
- Correct venting with secure joints.
- Gas shutoff within reach of the appliance.
- Permit inspection completed and documented.
Common questions
Is this a real case?
No. It is invented to illustrate a common water heater failure.
Could the old tank have been saved?
Not once the tank body leaked. Earlier flushing might have slowed sediment buildup.
Why was an expansion tank included?
When a pressure regulator makes the system closed, heated water has nowhere to expand; an expansion tank absorbs it.
