Habits, not chores
Nothing on this calendar needs tools beyond a flashlight and a notebook. The point is to notice things: a drain that is a little slower than last season, a cleanout cap that has gone missing, a tree that has grown closer to the sewer path. Small observations are what let you call a plumber before a backup instead of after one.
Adjust the timing to your own home. A household with a big holiday season, a busy kitchen or a known root problem may want to check some items more often.
Through the year
- January
- After the holidays, note any slow drains from heavy kitchen and guest use in your symptom log.
- March
- Walk the sewer path. Look for soggy patches, sinking soil or new tree growth near the line.
- May
- Run water in rarely used drains, guest baths and floor drains to keep traps full.
- July
- Check that cleanout caps are present and tight, and clear plants away from them.
- September
- Review your log. If a line has slowed again since its last clearing, consider a camera check.
- November
- Before holiday cooking, set up a grease container and remind everyone what stays out of the sink.
- Anytime
- Note the date any time a drain is snaked, jetted or inspected.
Every month
- Wipe greasy pans into the trash before washing
- Keep strainers in sink and tub drains and empty them
- Flush only toilet paper
- Listen for gurgling when the washer or toilet drains
When the calendar says call
- IfA drain is clearly slower than last check and does not improveThenCall a plumber before it stops completely.
- IfYou find wet, sunken soil over the sewer pathThenAsk about a camera inspection for a possible break.
- IfA known root-prone line is approaching its usual trouble intervalThenSchedule clearing before the backup, not after.
- IfEverything drains well and the log is quietThenNothing to do but keep the habits going.
Common questions
Should I pour hot water down drains monthly?
Hot water moves grease a little farther along but does not remove it. Keeping grease out of the drain works better.
Do I need to do anything for the water heater here?
Water heater care is separate from drain care. In California, make sure it is seismically strapped and follow the manufacturer's maintenance guidance.
What if I rent?
Report slow drains and odors to the property owner early, and keep your own notes.
