The most useful page in the house

When a pipe bursts or a pinhole leak starts spraying, the only thing that matters is how fast someone can stop the water. In many households only one person knows where the main shutoff is, and that person is often not home. A shutoff map, taped inside a cabinet near the garage, solves that.

It matters even more around a repipe. Old valves in older Fullerton homes are often stiff or seized, and during the job the main shutoff may move to a new spot. Make the map now, then update it after the work is done.

Testing each valve gently

  1. Fixture valves first.Turn clockwise until snug, then open the faucet to confirm water stops. Reopen fully.
  2. Do not force. If a valve will not move or starts dripping at the stem, stop and note it as needing replacement.
  3. Main shutoff.Close it slowly, check a faucet, then reopen slowly. Old gate valves can break if forced.
  4. Label.Tag the main with a bright label or tape so anyone can find it.

Keep near the map

  • A flashlight.
  • A meter key or adjustable wrench, if you have one.
  • Towels and a bucket.
  • The city water utility's contact details from your water bill.
  • A reminder: if you smell gas, leave and call 911 or SoCalGas from outside.

Ask about valves during a repipe

  1. Where will the new main shutoff be, and what type of valve is it?
  2. Will every fixture get a new shutoff valve?
  3. Will there be a separate shutoff for the water heater?
  4. Can you walk me through all the new valves before you leave?

Common questions

What if a fixture has no shutoff valve?

Note it. Adding one is a common, inexpensive part of plumbing work and is often included in a repipe.

How often should I test valves?

Testing fixture valves once or twice a year helps keep them from seizing.

Is a leaking valve stem an emergency?

A small drip usually is not, but it means the valve should be replaced. Put a container under it and note it on your map.
