Safety items

  • Two seismic straps wrapped around the tank and anchored to the wall, as California requires for water heaters.
  • A temperature and pressure relief valve near the top of the tank.
  • A discharge pipe from that valve running down to a safe location, not capped or plugged.
  • On gas models, a vent pipe connected at the top and not loose or rusted through.
  • Nothing stored against or on top of the heater, especially paint or solvents.

Condition items

  • No water on the floor or in the drain pan.
  • No rust streaks or white crust around fittings.
  • No rumbling or popping when it heats, a common hard-water sediment sign.
  • Hot water lasts about as long as it used to.
  • The label shows the age; note it for your records.

What your findings mean

  • IfStraps are missing or looseThenAsk a licensed plumber to install proper seismic strapping.
  • IfThe relief valve pipe is capped or missingThenHave it corrected; that valve is a safety device.
  • IfWater is pooling under the tankThenClose the cold supply and turn off the energy source per the label, then call.
  • IfOnly noises and shorter hot waterThenAsk about flushing sediment and checking the tank.

Parts on the checklist

Seismic strap
A metal strap that holds the tank to the wall so it is less likely to tip in an earthquake.
T&P relief valve
A valve that opens if pressure or temperature in the tank gets too high.
Drain pan
A shallow pan under some heaters that catches small leaks.
Sediment
Minerals from hard water that settle at the bottom of the tank.

Common questions

How often should I do this check?

Once or twice a year is a reasonable habit, and after any earthquake.

Does replacing a water heater need a permit?

Usually yes. Check with the City of Fullerton or have the contractor handle it.

Can I add straps myself?

Strapping must be done correctly to be effective. Many homeowners have a plumber install or check it.
