Symptom guide
| What you notice | Common causes | Next step |
|---|---|---|
| No hot water at all | Pilot out, ignition fault, tripped breaker or failed element | Check the obvious, then call a plumber |
| Hot water runs out fast | Sediment buildup, failed dip tube or element | Ask about flushing and testing |
| Rumbling or popping | Hard-water sediment on the tank bottom | Flushing may help; ask about tank condition |
| Water at the base | Leaking fitting, relief valve or tank | Shut off the supply and call |
| Relief valve dripping | High pressure or temperature, or a worn valve | Have it checked; it is a safety device |
| Rusty hot water | Tank corrosion or anode wear | Ask about tank condition |
Hard water and sediment
Fullerton's water is hard, a blend of local groundwater and imported water. As water heats, dissolved minerals settle out and collect at the bottom of a tank heater. That layer can cause rumbling, reduce capacity and make the burner or element work harder.
Periodic flushing can slow that buildup. If a tank has gone a long time without it, flushing may stir up sediment that clogs the drain valve, so it is a reasonable job to have a plumber do or at least advise on.
California safety checks to look for
- Seismic strapping: water heaters in California must be braced against earthquakes, typically with two straps.
- A temperature and pressure relief valve with a discharge pipe routed to a safe location.
- Clear space around gas units for combustion air, with nothing stored against the heater.
- A properly connected vent on gas models.
- Any expansion tank or other code items your installer says apply. Check with the city for local requirements.
Repair or replace?
Repair
- Fits failed thermostats, elements, igniters or valves.
- Sensible when the tank itself is sound and dry.
- Keeps an otherwise working heater in service.
Replace
- Usually needed when the tank itself leaks.
- Worth discussing for older heaters with repeated failures.
- Typically requires a permit; check with the city.
- A chance to compare tank and tankless options.
If the tank is leaking
- Close the cold supply valve. It is usually on the pipe at the top of the heater. Use the main shutoff if it will not close.
- Turn off the energy source.Set a gas unit to off or pilot per its label, or switch off the breaker for an electric unit.
- Protect the area.Move stored items and use towels or a pan to contain water.
- Call a licensed plumber.Describe the leak location and the heater's age and type.
Common questions
Is a dripping relief valve dangerous?
The valve is doing its job by releasing pressure or heat, but the cause needs checking. Do not cap or plug it.
Do I need a permit to replace a water heater?
Replacement usually requires a permit and inspection. Check with the City of Fullerton or ask the contractor to handle it.
What drives the cost of a water heater job?
Repair versus replacement, tank or tankless, gas or electric, venting and code updates, access, and permit requirements.
