Where is the water coming from?

  • IfDripping from the pipe on the side (the temperature and pressure relief valve)ThenThe valve may be releasing pressure or failing. Have it checked soon; do not cap or plug it.
  • IfWet fittings on top where the water lines connectThenA loose or corroded connection. Often repairable without replacing the heater.
  • IfWater at the drain valve near the bottomThenThe drain valve may not be fully closed or may need replacement.
  • IfWater seeping from the tank body or pooling under it with rustThenThe tank itself has likely failed. It cannot be patched and needs replacement.

Shut it down safely

  1. Close the cold supply

Turn the valve on the cold inlet pipe at the top of the heater clockwise. This stops new water entering the tank.

  2. Turn off the energy source

On a gas unit, set the control to off. On an electric unit, switch off its breaker.

  3. Protect the floor

Move stored items away, and if the heater is in a garage, direct water toward the door with towels.

  4. Leave draining to a pro

Tank water can be scalding. If draining is needed, let it cool and let the plumber do it.

Why tanks fail in Garden Grove

Garden Grove's water is hard, a blend of local groundwater and imported water. Minerals settle as sediment at the bottom of the tank, where they insulate the water from the burner, cause rumbling and popping, and speed up corrosion of the steel. Once the protective anode rod is used up, rust works through the tank from inside.

Many water heaters here sit in garages or closets of 1960s and 70s homes, sometimes in tight spaces with older gas connectors and venting. When you replace the tank, have the connector, vent and straps checked in the same visit.

Tank or tankless replacement

Tank

  • Usually a direct swap in the same spot
  • Stores heated water, so a large draw can run it down
  • Needs seismic strapping in California
  • Benefits from periodic flushing in hard water

Tankless

  • Heats water on demand
  • May need a larger gas line, new venting or electrical work
  • More planning, so less suited to a same-night swap
  • Needs regular descaling with hard water

Code and permit points to ask about

  • Seismic strapping, which California requires on water heaters
  • A working temperature and pressure relief valve with a proper discharge line
  • Correct venting and gas connector for a gas unit
  • An expansion tank if the plumber recommends one for your system
  • Whether a city permit is required (check with the City of Garden Grove)

Common questions

Can a leaking tank be repaired?

Leaks at fittings, valves and connections often can. A leak from the tank body cannot; the heater needs replacement.

How long can I wait once the water is off?

With the cold supply and energy off, the leak should slow to what is left in the tank. You will have no hot water until it is fixed, but the damage risk drops.

What drives the cost of replacement?

Tank or tankless, capacity, gas or electric, venting and gas line changes, strapping, haul-away, permit and access all play a part. Ask for each item in writing.
