Stopping the damage
Stop using fixtures above the leak
If a bathroom sits above, stop running its shower, tub, sink and toilet.
Close the main if water keeps coming
If it drips even with nothing in use, a supply line is likely leaking; close the main shutoff.
Relieve a bulging ceiling carefully
Some people puncture a small hole in the low point with a bucket below to drain trapped water. Only do this if you can reach it safely and the area is clear of wiring.
Move belongings and dry the room
Get furniture and electronics out of the way and start airflow if it is safe to use power.
Tracing the source
- IfThe leak stops when the main is closedA supply pipe or fitting is the likely source.
- IfIt drips only when a shower or toilet above is usedSuspect a drain, the shower pan, a wax ring or failed grout and caulk.
- IfIt appears only during or after rainThis points to the roof, flashing or a window rather than plumbing.
- IfStain is near the water heater closet or HVAC unitCheck the heater drain pan and the condensate line from the air conditioner.
What opening the wall or ceiling involves
To see and repair a pipe in a wall or ceiling, a plumber usually cuts an access opening in the drywall. A careful plumber keeps the opening as small as practical and in a spot that is easier to patch. Wet insulation is typically removed so the cavity can dry.
Drywall repair and painting are often separate from the plumbing work. Ask up front who does the patching, and whether the cavity should be dried and checked before it is closed.
Common sources, one floor above
| Above the stain | Common culprits |
|---|---|
| Bathroom | Supply line, drain trap, toilet wax ring, shower pan, worn grout |
| Kitchen | Dishwasher hose, sink drain, refrigerator ice-maker line |
| Laundry | Washer hoses, standpipe drain |
| Attic | Water heater or HVAC condensate, supply lines routed overhead, roof |
Ask before the drywall comes down
- Where exactly do you think the leak is, and why?
- How large an opening will you need?
- Will you remove wet insulation and leave the cavity to dry?
- Who patches and paints, and is that in your written scope?
Common questions
Is a small ceiling stain an emergency?
A dry, old stain is not. A stain that is growing or dripping means water is still coming and should be traced soon.
Can I paint over a water stain?
Only after the source is fixed and the area is fully dry. Otherwise the stain returns and hidden moisture can lead to mold.
Do I need a plumber or a roofer?
If the leak tracks with rain, start with a roofer. If it tracks with water use or continues with dry weather, call a plumber.
