What is different about downtown
The downtown area and the neighborhoods closest to it hold some of Fullerton's oldest housing. Some older homes sit on raised foundations with crawl spaces rather than slabs, which changes where pipes run and how leaks show up. Over the decades, many have been partly repiped, so a single house can have galvanized, copper and plastic lines side by side.
Apartments and mixed-use buildings add another layer: shared lines, shutoffs that may be in a locked room, and a property manager who needs to know before anyone works on the plumbing.
Common features to check
| Feature | Why it matters in an emergency |
|---|---|
| Raised foundation and crawl space | Leaks may show as damp soil or a musty smell under the house rather than on the floor |
| Mixed pipe materials | Joints between old galvanized and newer pipe are common failure points |
| Older sewer laterals | Cast-iron or clay laterals are prone to roots from mature street trees |
| Shared building lines | One unit's clog can back up into another |
| Hidden or locked shutoffs | Know where the building's main valve is and who has access |

Common questions
Are older downtown homes more likely to have plumbing emergencies?
Older pipes and laterals do tend to fail more often, especially where materials have been mixed. Knowing your shutoffs helps a lot.
Do historic homes have special permit rules?
Some properties may have additional requirements. Check with the city before major plumbing work.
Is a crawl space leak an emergency?
If water is actively flowing, close the main and call. A slow drip can usually be scheduled.
