Checkup worksheet
| Check | What to look for | My notes |
|---|---|---|
| Label | Model, serial number, fuel type and capacity. The serial number often encodes the manufacture date. | |
| Seismic straps | Two straps around the tank, anchored to the wall framing, snug and not rusted through | |
| Base of the tank | Water, rust stains or white mineral crust | |
| Connections on top | Drips, green or white buildup at fittings | |
| Relief valve and discharge pipe | Pipe present, running down to a safe outlet, not capped, not dripping | |
| Venting (gas) | Vent pipe attached firmly, sloping upward, no gaps or soot | |
| Area around it | No stored paint, solvents or clutter near a gas unit | |
| Sounds | Popping or rumbling while heating can mean sediment | |
| Hot water | Runs out faster than it used to, or is discolored |
Why hard water matters here
Buena Park's water carries a fair amount of dissolved minerals. Heat drives those minerals out of the water, and they settle at the bottom of a tank as sediment. Over time that layer insulates the water from the burner, makes the heater work harder and can contribute to an early tank failure. Sounds while heating are often the first clue.
What your findings mean
- IfStraps are missing or looseCalifornia requires water heaters to be strapped for earthquakes. Ask a plumber to install or correct them.
- IfRelief valve pipe is capped or missingHave it corrected right away. The valve must be able to discharge safely.
- IfWater or rust at the baseThe tank may be failing. Plan for an assessment and possible replacement.
- IfVent is loose or there is sootCall a plumber promptly; venting problems on a gas heater are a safety issue.
- IfOnly sediment noiseAsk whether flushing is appropriate for your tank's age and condition.

Common questions
- How do I find my water heater's age?
- Look at the rating label. Many manufacturers encode the date in the serial number; the manufacturer's website or a plumber can decode it.
- Can I flush the tank myself?
- Many homeowners do, following the manual. On an older tank that has never been flushed, a worn drain valve can start leaking, so consider having a plumber do it.
- Do tankless units need the same check?
- Tankless heaters have different checks, mainly venting, connections and descaling. See the tankless guide.
