Shutting down a leaking tank

  1. Turn off the heat source. On a gas unit, turn the control knob to Pilot or Off. On an electric unit, switch off its breaker.
  2. Close the cold-water supply. The valve on the cold line above the tank stops new water from entering.
  3. Protect the area.Move stored items away from the base. If the heater is in a garage, sweep water toward the door.
  4. Do not drain it hot.Water in the tank can scald. Leave draining to a plumber unless you know how and the water has cooled.
  5. Note the label.Photograph the rating plate with the model and serial number. A plumber will ask for it.

Hard water and tank life

Buena Park's water is hard, a blend of local groundwater and imported water. As a tank heats that water, minerals settle to the bottom as sediment. That layer can cause rumbling or popping sounds, slow recovery and less hot water, and it can shorten the life of the tank.

Flushing the tank periodically helps remove sediment. Ask a plumber whether it is still worthwhile on an older tank, since disturbing heavy sediment on a worn drain valve can sometimes cause a leak.

Repair or replace?

  • IfNo hot water on a gas unit but no leakOften a pilot, thermocouple or gas control issue. Usually a repair.
  • IfNo hot water on an electric unitOften a tripped breaker, thermostat or heating element. Usually a repair.
  • IfWater seeping from the tank bodyThe tank has failed. Plan on replacement.
  • IfRusty hot water onlyMay point to tank corrosion or a worn anode rod. Ask for an assessment.

If you replace it

  • California requires water heaters to be strapped against earthquakes. Confirm the new unit is strapped correctly.
  • Ask whether the job needs a city permit and who pulls it. Water heater replacement commonly does.
  • Have the venting and gas connector checked on gas models.
  • Ask whether an expansion tank or pressure check is recommended.
  • Ask about tank versus tankless before you commit.
  • Get the scope, price and removal of the old tank in writing.

Common questions

What affects the cost of a replacement?
Tank size and fuel type, access to the location, venting and gas line changes, strapping, any code upgrades, permits and haul-away. Ask for an itemized written quote.
Can I replace a water heater myself?
Gas water heaters involve gas, venting and pressure relief, and the work commonly needs a permit. Hiring a licensed plumber is the safer choice. Check with the city about permits.
The relief valve is dripping. Is that dangerous?
The valve releases water when pressure or temperature is too high. Never cap or plug it. Have a plumber find out why it is discharging.
