The first hour, step by step

  1. Close the main shutoff. On many single-story Buena Park homes, the main valve is where the supply pipe comes up out of the ground near the front of the house, often next to a hose bib. There is also a valve in the meter box near the curb. Turn it clockwise until it stops.
  2. Open a low faucet.Opening an outside hose bib or the lowest faucet in the house relieves pressure and drains some water out of the lines, so less keeps dripping from the break.
  3. Turn off the water heater if hot water is involved. If the leak is on a hot-water line, set a gas water heater to Pilot or Off, or switch off the breaker for an electric one, and close the cold-water valve above the tank.
  4. Move belongings and start drying.Lift rugs, move furniture off wet flooring and open windows. Wet drywall and cabinets dry faster with air movement.
  5. Photograph and write down the details.Take photos of the leak, the damage and the shutoff you used, and note when it started. Your insurer and the plumber will both ask.

Why pipes fail in older Buena Park houses

Southern California pipes rarely burst from freezing. In Buena Park, failures more often come from age and water chemistry. Many homes built from the 1950s to the 1970s still have original copper or galvanized steel supply lines. Galvanized pipe corrodes from the inside and can split at threaded joints. Copper can develop pinhole leaks after decades of service, and hard water leaves mineral deposits that add stress at fittings and valves.

Other common causes are a failed braided supply hose under a sink or to a washing machine, a fitting loosened by an earthquake or by work nearby, and high water pressure that strains every joint in the house. Ask the plumber to check the pressure while they are there.

Spot repair or reroute?

Once the leak is found, the plumber will usually offer one of two approaches.

Spot repair

  • Cuts out the damaged section and joins in new pipe.
  • Fastest way to get water back on.
  • Makes sense when the rest of the line is in good shape.
  • Does not address age elsewhere in the system.

Reroute or partial repipe

  • Runs a new line through the attic or walls, bypassing the failed section.
  • Common when the leak is under the slab or hard to reach.
  • More work up front, but replaces the weakest run.
  • May involve wall patching afterward.

What affects the cost of a burst pipe repair

No two jobs are priced the same. These are the factors that usually move the number.

  • Where the break is: an exposed pipe under a sink is simpler than one inside a wall, ceiling or slab.
  • Pipe material and whether new fittings need adapters between old and new pipe.
  • Whether leak detection is needed to find the source.
  • How much drywall, flooring or cabinetry has to be opened for access.
  • After-hours timing, if the company charges differently for nights and weekends.
  • Whether a permit is required for the scope of work. Check with the city if unsure.

What to ask the plumber

  1. What is your CSLB license number? (Check it at cslb.ca.gov.)
  2. Where exactly is the leak, and what caused it?
  3. Is the rest of this line in good enough shape for a spot repair?
  4. What will you need to open up, and who handles patching?
  5. Is there a charge for the visit or diagnosis, and what is the written price for the repair?
  6. Will this work need a permit?

Common questions

Can I use the water after closing the main?
Not until the leak is repaired or isolated. Some plumbers can cap the broken line so the rest of the house has water while you wait for the full repair.
My main shutoff will not turn. What now?
Do not force it with a long bar, which can break an old valve. Try the valve in the meter box near the curb. If neither works, this becomes an urgent call, and the city's water utility may need to be involved for the meter side.
Will homeowners insurance cover a burst pipe?
That depends on your policy. Many policies treat sudden water damage differently from long-term leaks. Call your insurer, and keep photos and the plumber's written findings.
