Home ages and layouts

Bryant Ranch was developed later than the older central and western tracts of the city, and its homes vary by builder and phase. Many sit on concrete slabs. Whether the supply lines run under that slab, and whether they are still original, varies home to home, so it is worth asking a plumber to confirm on any visit.

Mature landscaping is common, which brings two practical issues: irrigation lines that can leak in the yard, and tree roots that can work into sewer laterals.

Checking a suspected leak

  1. Turn off irrigation.Switch off the controller so sprinklers do not confuse the meter test.
  2. Run the meter test.Watch the leak indicator with all fixtures off.
  3. Isolate.Close the water heater inlet, then the house main, one at a time.
  4. Walk the yard.Look for soggy spots between the meter and the house.
  5. Call a licensed plumber.Check the license at cslb.ca.gov and ask for leak location.

Questions for your plumber

  1. Where do my supply lines run, and are they original?
  2. Could my irrigation system be the source of the high bill?
  3. If roots are in my lateral, is that related to the slab leak? Usually not, but ask.
  4. Does the repair need a permit? I will check with the city.

Common questions

Can tree roots cause a slab leak?

Roots are mainly a problem for sewer laterals. Slab supply leaks are usually caused by pipe wear.

Who do I call about the meter?

Your water provider, listed on your bill.

Is my home old enough for slab leaks?

Any home with supply lines under the slab can have one. Age and pipe history affect the odds.
