Why old shutoffs fail when you need them
Many older houses still have a gate valve at the main: a round handwheel that turns a wedge inside the valve. Gate valves that sit untouched for years can seize, or the stem can strip so the handle turns without closing anything.
In Old Towne homes the main is often near the front of the house where the line from the meter enters, sometimes beside a hose bib, sometimes in the crawlspace. Remodels over the decades can move it, bury it behind planting or leave more than one valve in the line.
There is also a shutoff at the meter, usually in a box near the street. That valve belongs to the water system; contact the City of Orange water utility about its use rather than forcing it.
Finding your main shutoff
- Follow the line from the street.Note where the meter box is, then look along the front of the house on the same side for a valve where the pipe rises out of the ground.
- Check near the front hose bib. Many older homes have the main beside or just below the hose bib closest to the meter.
- Look in the crawlspace. If nothing is outside, the valve may be just inside the foundation where the line enters.
- Check the water heater area. The valve on the cold line at the heater shuts off only the heater, not the house, but it is useful to know too.
- Label it.Once found, tag the valve so anyone in the house can find it in an emergency.
Testing an old valve gently
Gate valve vs. quarter-turn ball valve
Old gate valve
- Multiple turns of a round handwheel to close.
- Can seize or strip after years without use.
- Hard to tell from the handle whether it is open or closed.
Quarter-turn ball valve
- A lever that closes with a quarter turn.
- Handle position shows open or closed at a glance.
- Commonly installed when old mains are replaced.
Questions to ask a plumber
- Is my main a gate valve, and is it worth replacing with a ball valve?
- Is the pipe at the main galvanized, and should a short section be replaced with it?
- Can you add a shutoff where it is easier to reach?
- Would a pressure check at the main be useful while you are here?
Common questions
How often should I test the main shutoff?
Testing it gently once in a while keeps you familiar with it and shows whether it still works. If it is stiff, plan a replacement rather than forcing it.
Can I turn off the water at the meter?
The meter valve is part of the city's system. Contact the City of Orange water utility for guidance before using it.
Is replacing a main shutoff a big job?
It is usually a contained repair, though old galvanized pipe at the valve can add work. A plumber can tell you after looking at the pipe on either side.
