The situation

Illustrative example. Not a real job or customer.

A Fullerton homeowner replaces an old vinyl bathroom floor with thicker tile. A few weeks later the toilet shifts slightly when someone sits down, and a faint odor appears near the base.

  1. They gently snug the closet bolts; the toilet steadies for a few days, then rocks again.
  2. They notice a slight dark mark in the grout at the back of the base.
  3. They stop using the toilet and call a licensed plumber.

The repeat rocking and the odor suggest the seal is not compressing properly.

What the plumber found and did

  1. Pulled the toilet

With the water off and the toilet drained, the toilet was lifted off the flange.

  2. Measured the flange

The flange now sat noticeably below the new tile surface, so the old seal could not reach both the flange and the bowl.

  3. Raised the seal point

A flange spacer was added so the flange sat at the correct height relative to the finished floor.

  4. New seal and bolts

A new seal and longer bolts went in, and the toilet was set level and tightened evenly.

  5. Tested

Several flushes with the base watched confirmed it was dry and solid.

Terms from this example

Flange height
How the top of the closet flange sits relative to the finished floor.
Flange spacer
A ring that raises the effective height of a flange.
Extended seal
A thicker seal sometimes used when a flange is slightly low.

If you are planning new flooring

  • IfThe new floor is thicker than the old oneThenAsk the installer and plumber how the flange height will be handled.
  • IfThe toilet is being pulled for the flooring workThenPlan on a new seal and bolts when it goes back.
  • IfThe toilet rocks after the remodelThenStop using it and have the seal and flange checked.

Why this happens

A toilet seal is designed for a flange that sits at or slightly above the finished floor. Each layer of new flooring raises the floor surface but not the flange, so the gap grows. The seal ends up barely touching, and the toilet has room to move.

Common questions

Is this a real remodel?

No. It is a hypothetical example.

Would a thicker wax ring alone have worked?

Sometimes an extended seal is enough for a small gap. For a larger one, raising the flange is more reliable.

Does this need a permit?

Remodel permit questions depend on the scope. Check with the city.
