How terrain changes a leak

On flat ground, a leaking pipe tends to surface near where it breaks. On a slope, water follows gravity and soil layers, so a damp patch may appear well downhill from the leak, at a retaining wall, or at the base of a terrace. Homes in Golden Hills often sit on sloped or terraced lots with longer runs of pipe and more irrigation than a typical flat tract.

Homes in the neighborhood vary in age and construction, from mid-century houses to later custom homes, and foundations can differ on hillside lots. Check your own house's records rather than assuming.

Hillside leak sources

SourceWhere the water may show
Service line from the streetAlong the driveway or at a lower terrace
Irrigation main and valves on slopesDownhill soggy areas, erosion, wet walls
Lines to outdoor fixtures and hose bibsAt the base of retaining walls
Under-slab or crawlspace linesIndoors, or seeping from the foundation edge

Checks suited to a hillside lot

  1. Meter test.Everything off, including irrigation and any pool auto-fill.
  2. Separate the irrigation.Close the irrigation supply and watch the meter. On hillside lots irrigation is a frequent source.
  3. Separate the house.Close the house main to tell a service line leak from an indoor one.
  4. Walk uphill from wet spots.Follow damp areas upward toward the likely pipe route.
  5. Watch walls and slopes.Note new seepage at weep holes, wall bases or eroded soil.

Common questions

Why is the wet spot so far from any pipe?

On slopes, water travels through soil and surfaces downhill. Follow it uphill and use valve checks to find the source.

Is water from a weep hole always a leak?

Not always. Weep holes drain irrigation and rain too. Water that flows when nothing is irrigating is worth checking.

Can a hidden leak affect a retaining wall?

Excess water behind a wall adds pressure and can cause problems. Find and stop the source, then have the wall looked at if you see damage.
