Homes, rentals and turnover

The neighborhoods around the university include many single-story homes from the 1950s and 1960s, often on slab-on-grade foundations, alongside apartment buildings and houses rented to students and staff. Rentals turn over often, and each new set of occupants may not know where the gas meter is or what a gas leak smells like.

The gas systems themselves are much like those elsewhere in Fullerton's older tracts: black iron piping through the attic, a water heater in the garage or a closet, and connectors that have been swapped with each new appliance.

Move-in gas check for renters

For owners of rentals

Frequent turnover makes simple, visible safety measures worth more: a capped outlet instead of a bare valve, a fresh connector with each appliance swap, a labeled meter valve and a short note on gas safety in the move-in packet. Older laterals in this area can also be clay or cast iron with tree roots nearby, so drain complaints from tenants may be worth a camera check.

Gas piping work should be done by a licensed contractor, with permits where the City of Fullerton requires them.

Common questions

Can I close the gas meter as a tenant?

In an emergency, anyone who smells escaping gas and can reach the valve safely may close it. Then call 911 or SoCalGas from outside.

Is the landlord responsible for CO alarms?

California requires CO alarms in homes with fuel-burning appliances or an attached garage. Ask your landlord, or check with the city, about responsibilities.

Are apartments different?

Larger buildings may have multiple meters and central equipment. Ask management where the shutoffs are.
