Older houses, mature trees, sloping lots

Hillcrest Park is a hilltop park just north of downtown Fullerton, and the residential streets around it include older homes on uneven ground. Older housing often means original or partly replaced plumbing: galvanized or copper supply lines, cast-iron drains and clay or cast-iron sewer laterals.

Add mature street and yard trees, and the sewer lateral becomes a frequent concern. On sloped lots, the lateral may also run deep or pass under steps and walls on its way to the street.

First checks for an older home here

Raised floor versus slab, for plumbing

Raised floor

  • Pipes often reachable from a crawl space
  • Easier to inspect and reroute
  • Watch for moisture and access hazards

Slab-on-grade

  • Some lines run under the slab
  • Leaks can show as warm or damp floor spots
  • Rerouting through walls or attic is common

Questions for a plumber

  1. Which parts of my plumbing are original?
  2. Is a full repipe or a staged approach better for this house?
  3. What did the camera show about roots and offsets?
  4. Will this work need a City of Fullerton permit?
  5. What is your CSLB license number?

Common questions

Are older homes here more likely to need repiping?

Homes with original galvanized supply pipe often do eventually. A plumber can assess how much remains.

Do trees always mean root problems?

Not always, but roots seek water and older clay joints give them a way in. A camera inspection settles it.

Is my home on a slab or raised floor?

Look for crawl space vents or an access hatch. If you are unsure, a plumber or inspector can tell you.
