The first 48 hours
- First hour
- Water off, power off in wet areas, people and pets away from any sewage, photos taken.
- Same night
- Remove standing water, lift rugs, move furniture onto blocks or out of the room.
- Next morning
- Notify your insurer and ask how they want the claim handled.
- Day one to two
- Start drying with fans and dehumidifiers, or have a drying specialist set up equipment.
- Before closing walls
- Confirm materials are fully dry with moisture readings.
Clean water or sewage
Clean water (supply line leak)
- Often dried and saved if handled quickly
- Carpet pad and drywall may still need replacing
- Fans and dehumidifiers are the main tools
Sewage or gray water
- A health hazard: keep people and pets away
- Porous materials it soaked are usually removed, not dried
- Hard surfaces need cleaning and disinfecting
- Professional cleanup is strongly worth considering
Documenting for insurance
- Photos and video of every affected room before cleanup.
- Photos of the failed pipe, hose or fixture.
- A list of damaged belongings with approximate age.
- The plumber's invoice stating the cause and repair.
- Any camera inspection recording for sewer problems.
- Receipts for fans, dehumidifiers, cleaning supplies or temporary housing.
Mold and hidden moisture
Water wicks up drywall and travels under flooring and baseboards further than it looks. A wall that feels dry on the surface can still be wet inside, especially near the bottom plate and behind cabinets.
Mild Southern California weather does not dry a wet wall cavity on its own as fast as people expect. Moisture meters, removing baseboards and sometimes cutting a strip of drywall are how drying contractors make sure nothing is closed up wet.
Questions to ask your insurer
- Is the plumbing repair covered, or only the resulting damage?
- Do you need an adjuster to see the damage before cleanup?
- Can I choose my own plumber and drying contractor?
- Is sewer backup covered under my policy?
Common questions
Can I dry out wet carpet myself?
Clean-water carpet can sometimes be dried if handled quickly, though the pad often needs replacing. Carpet soaked by sewage is usually removed.
How long should drying take?
It depends on materials and how much water got in. Moisture readings, not the calendar, tell you when it is done.
Does the plumber handle the water damage too?
Usually not. Plumbers repair the source; drying, mold and drywall repair are often separate trades.
