The area at a glance
Anaheim Hills covers the eastern, hilly part of the city along the Santa Ana River canyon and the foothills. Most of its homes were built from the 1970s onward as planned neighborhoods, which makes the housing stock noticeably younger than the post-war tracts in west and central Anaheim.
Younger does not mean trouble-free. Homes from the 1970s and 80s are now several decades old, and original water heaters, supply lines and fixture valves are reaching the age where they fail. Hillside lots also add irrigation systems, retaining walls and slopes to the list of places water can go wrong.

- Is my irrigation system on its own shutoff and backflow device?
- Does any repair need a permit? Check with the city if unsure.
