A full tank heater holds a lot of water, and that weight sits high on a narrow base. During shaking it can rock or walk away from the wall. If it moves far enough, the rigid gas connector or the water lines can pull loose. That's the reason for California's requirement that water heaters be braced or strapped to the building's structure.
Many older Orange installations predate current practice or were strapped with materials that have since loosened. Others lost a strap during a past replacement and never got it back. Checking yours takes a minute with a flashlight.
Look at your heater
- There are straps or a bracing kit around the tank, typically one in the upper third and one in the lower third.
- The straps are anchored into wall studs or solid structure, not just drywall.
- There's little or no gap between the tank and the wall, or the gap is filled with blocking.
- The straps are snug, not sagging or loose around the tank.
- The gas connector is flexible and in good condition, not a rigid pipe straight into the control.
- Nothing in the way, like stored boxes, would push the tank over.
What you find and what to do
| Finding | Suggested action |
|---|---|
| No straps at all | Have the heater properly braced soon |
| One strap, or straps screwed only into drywall | Ask a plumber to correct the anchoring |
| Loose plumber's tape wrapped around the tank | Replace with a proper strapping kit |
| Large gap between tank and wall | Add blocking or spacers as the kit requires |
| Rigid gas pipe into the control | Ask about an approved flexible gas connector |
If your heater needs bracing
- Locate the framing.Find the studs behind the heater so the straps can be anchored properly.
- Fit the kit.Straps wrap the tank at the required heights, with spacers filling any gap to the wall.
- Anchor and tension.Lag screws go into the studs, and the straps are tightened so the tank can't rock.
- Check connections.Gas and water connections should be flexible enough to tolerate small movement.
Ask the plumber
- Does my current strapping meet what's required now?
- Are the anchors in studs or solid backing?
- Is my gas connector the right type, and in good shape?
- For a tankless or a heater on a stand, how should it be secured?
Common questions
Is strapping required in California?
Yes. California requires water heaters to be braced, anchored or strapped against earthquake motion. Specific installation details follow the kit instructions and local inspection.
Can I install a strapping kit myself?
Strapping kits are sold for homeowners, and the key is anchoring into solid framing. If gas connections need changing, that's a job for a licensed plumber.
Do I need to restrap if I move the heater?
Yes. Any relocated or replaced heater needs to be secured in its new position.
