Look, don't touch

This checklist is for observing, not repairing. Many water heater problems in Golden Hills homes are visible from a step back: a strap hanging loose, a vent pipe that has slipped apart, rust at the base, or a relief valve pipe that someone capped years ago.

Work in good light, keep children away, and avoid touching the vent connector or the pipes on top, which can be hot. If anything on the list worries you, write it down and have a licensed plumber look at it.

The checklist

  • Label is readable: fuel type, capacity, model and serial noted
  • Two seismic straps wrap the tank and are anchored into the wall
  • No water, rust trails or white mineral crust at the base or fittings
  • Relief valve pipe is attached, open at the end and not capped or threaded closed
  • Relief valve pipe runs downward and ends in a safe location
  • Gas units: vent connector joined at each section and rising toward the flue
  • Gas units: no soot or scorch marks near the burner opening
  • Gas units: a flexible gas connector and a shutoff valve near the heater
  • Electric units: access panels in place, no scorch marks or melted wiring
  • At least a clear area around the heater, with nothing flammable stored nearby
  • Drain valve at the bottom is closed and dry

Questions to bring to a plumber

  1. Is the venting on my gas heater correct and secure?
  2. Is my strapping adequate for California's seismic requirement?
  3. Where should my relief valve pipe terminate?
  4. How much life does this tank likely have left?

Common questions

How often should I do this?

Every few months is reasonable, and any time you notice a change in hot water, a smell or a sound.

My heater is in a closet I can barely see into. What then?

Do what you can safely and ask a plumber to check the rest. Tight closets also matter for combustion air on gas units.

Can I fix the straps myself?

Some homeowners install strap kits following the instructions. Straps need to be anchored into framing; if you are unsure, have a plumber install them.
