Why buyers add a sewer scope

Much of Fullerton's housing stock dates from the postwar decades, often with clay or cast-iron sewer laterals and trees that are now fully grown. Roots, cracks and sags are hidden underground, and a house can show no symptoms during a showing, especially if it has been vacant or lightly used.

A sewer camera inspection during the contingency period shows the condition of the line while you still have options. Ask your real estate agent how it fits your contract timeline.

Fitting it into the purchase

Offer accepted
Check your inspection contingency period with your agent and book the sewer inspection early in it.
Inspection day
Ask whether the line needs clearing first to get a clear view, and whether the seller allows that.
Report
Get the footage, the distances to any problems, and a written summary.
Decision
If problems appear, get a written repair opinion and talk with your agent about next steps.

Ask the inspector for

  • The full video file, not only still images.
  • Pipe material along the run and where it changes.
  • Distances from the cleanout to each issue.
  • Whether the camera reached the connection to the main.
  • A written summary in plain language.
  • The CSLB license number if the inspector is also a plumbing contractor.

Questions to bring to your agent

  1. How long is my inspection contingency period?
  2. Can a sewer inspection be scheduled within that period?
  3. If a repair is needed, what options do buyers usually discuss?
  4. Has the seller disclosed any sewer backups or repairs?

Common questions

Does a regular home inspection cover the sewer line?

General home inspections typically do not include a camera inspection of the lateral. Ask your inspector what is included.

Is a sewer inspection worth it on a newer home?

It is most often recommended for older homes, but any home with trees near the line or a history of clogs can benefit.

What if the camera shows roots?

Roots alone are common in older lines. The questions are how severe they are and whether the pipe is damaged.
