A mix of eras

Residential streets near the Coyote Hills were built out over a longer span than the city's flat postwar tracts, so a short walk can take you from older homes with original cast iron and clay to much newer houses with plastic drains. The first step with any drain problem here is knowing which kind of home you have.

Sloping lots add their own considerations. Laterals may run long distances or change grade, and yards are often terraced with retaining walls, irrigation and established plantings that sit right over the sewer path.

Hillside-specific checks

  • Locate the cleanout, which may be on a different level from the street
  • Watch for soggy ground along the sewer path after irrigation or rain
  • Keep irrigation lines and new plantings away from the lateral
  • Note retaining walls or steps built over the line
  • Ask for camera footage that shows any changes in grade

If backups start

First sign
Slow drains or gurgling in the lowest bathroom; start a symptom log.
First backup
Stop using water, keep people away from sewage, and get the main cleared.
After clearing
Ask what came back on the cable: roots, debris or soil.
If it repeats
Get a camera inspection and written estimates before deciding on repair.

Questions to ask

  1. What is my lateral made of, and how long is it?
  2. Is there a sag or offset where the grade changes?
  3. Will a repair affect retaining walls or terraces?
  4. Is my cleanout in a practical place, or should it be relocated?

Common questions

Does this site serve the Coyote Hills area?

Ask us to confirm that your street is in our service area. This is a preview site, so the phone number is a temporary placeholder and form requests are not sent anywhere yet.

Do newer hillside homes need camera inspections?

Less often, but one is useful if backups repeat or after nearby construction.

Can irrigation cause sewer problems?

Watered plantings near the lateral encourage roots, which seek moisture at pipe joints.
