Visual checks

  • Seismic straps are in place around the upper and lower parts of the tank and anchored to the wall.
  • The vent pipe on a gas unit is connected, sloped upward and not rusted through.
  • The relief valve has a discharge pipe running down toward the floor or outside, not capped.
  • No water or rust at the base of the tank or in the drain pan.
  • No corrosion or drips at the cold and hot connections on top.
  • Nothing flammable is stored near a gas unit.
  • The area around the heater is clear enough for a plumber to work.

What your findings mean

  • IfWater is coming from the tank bodyClose the cold supply, turn off gas or power, and plan a replacement.
  • IfThe relief valve is dripping or dischargingHave a licensed plumber check it. Never cap or plug it.
  • IfStraps are missing or looseAsk a plumber to bring strapping up to current requirements; check with the City of Brea.
  • IfVent pipe is disconnected or damagedStop using the heater and have it inspected promptly; a bad vent can let exhaust into the home.
  • IfEverything looks fineNote the date and check again in six months.

Sounds and water quality

Rumbling, popping or crackling as the burner runs usually points to sediment at the bottom of the tank. In Brea's hard water, that layer builds faster than in soft-water areas. It is not an emergency on its own, but it is a sign the tank is working harder.

Rusty or discolored hot water while the cold side runs clear can point to corrosion inside the tank. A smell of rotten eggs from the hot water only is a water quality issue rather than a gas leak, but if you are unsure, treat any rotten-egg smell near the heater as gas and get out.

Ask at your next service visit

  1. How old is this unit and how is it holding up?
  2. Is the strapping and venting up to current requirements?
  3. Should the tank be flushed, and how often with our water?
  4. Would a replacement need a permit? I will confirm with the City of Brea.
  5. What is your CSLB license number?

Common questions

How do I find my water heater's age?
The label often shows a manufacture date, or the serial number encodes it. A plumber can read it for you.
Why does seismic strapping matter?
In an earthquake an unstrapped tank can tip, breaking water and gas connections. California requires water heaters to be braced.
Is a drain pan required?
It depends on location and current code. Ask a plumber or check with the City of Brea.
